Valia: Emaar's page shows a starting price but no units yet (5 October 2026). Published from: the starting price on Emaar's project page. Cheapest listed unit: the lowest price in Emaar's public unit catalogue, which changes daily. Both reviewed 4 October 2026. Handover months for Creek Haven and Lyvia are from Emaar's project pages in July 2026; for the other releases the unit pages we reviewed show none. The earlier community figure of AED 1.6M belongs to Altus and Creek Waters. Creek Haven and Lyvia have their own plans in the cost timeline below.

Before you commit

Valia or Creek Haven: which is the better investment?

We do not predict prices or returns, and nobody can promise them. What we can compare: Creek Haven has a published handover (March 2030) and payment plan, and 68% of its 592 homes were sold by 31 March 2026.6 Valia is newer and goes up to 4 bedrooms, but Emaar has not yet published its plan or handover. Your adviser compares specific units, floors and views for your budget.

What rental yield can I expect?

Dubai Property Insight (April 2026), citing Gaia Realty, reports gross yields of 5.8% to 7.2% on one-bedroom units in five completed projects. UAE Calc estimates 5.9% gross from Dubai Land Department data.1 Your actual yield depends on building, floor, view, service charges and whether you let long or short term. Your adviser runs the numbers on the specific unit before you commit.

How much do I need upfront?

In the example plan: a 10% first instalment, then 70% in further instalments and construction milestones, and 20% at completion and handover. On a unit at AED 1.86M the known initial amounts are AED 263,400, including the 4% DLD fee and the AED 3,000 Oqood amount. Their payment dates and any other fees need confirmation.

How have prices developed?

Dubai Property Insight (April 2026), citing Gaia Realty, reports launch prices of AED 1,400 to 1,600 per sq ft in the 2019/20 releases and AED 1,900 to 2,400 in the 2026 releases, about 35% to 50% higher.2 That compares different releases; it does not measure how much one unit gained. Past prices do not predict future ones.

How are my payments handled?

For registered off-plan projects, instalments go into an escrow account supervised by RERA, and money is paid out of it under the approved escrow arrangements. Before you pay, your adviser shows you where the escrow account is stated on your payment instructions.

Can I buy from abroad?

Yes. Creek Harbour is freehold for all nationalities, and the booking can be handled remotely. Your adviser explains the documents Emaar needs for your case.

Does buying here qualify me for a Golden Visa?

The UAE government sets the property thresholds for the Golden Visa and changes them over time.3 We check the current official rules for your case and confirm them in writing before you rely on them.
