The community

The Heights when it is finished, and what is around it

Emaar's villa community at the junction of the E611 and E77. Today it is a construction site; this is what Emaar has published for it, and what is being built around it, each with its source.

    1.3 million m² of open space: Wellness Lake, Yoga Lake, a private beach, a 1,600 m cycling trail, a 1,200 m movement loop and a 400 m running track around the wellness centre and clubhouse.4

  • Planned

    Schools, hospitals, mosques and a large shopping and dining centre inside the community. Emaar has not named them yet.4

  • Selling

    Serro, Serro 2 and Salva: 1,263 villas, 70% sold by 31 March 2026, all due for handover in 2030.5

  • Being built · 2032

    Al Maktoum International, 10 minutes away: an AED 128 billion terminal for 260 million passengers a year; its first phase is on course for 2032.6

  • Today

    Expo City Dubai and its Red Line metro station, 10 minutes by car. Its 2024 master plan is for more than 35,000 residents and 40,000 people working there.7

  • Not announced

    No metro line to The Heights has been announced. RTA announced a 3.4 km Red Line extension from Expo to the airport in 2020, with no date since.8

Questions

Before you commit

What exactly is the 80/20 payment plan?

On the Salva unit page we reviewed on 4 October 2026: five instalments of 10% each, construction milestones at 40%, 60% and 80% of 10% each, and 20% at completion and handover. Emaar shows the percentages without dates. We ask Emaar to confirm any dated instalments and identify payments linked to construction progress. Instalments for registered off-plan projects are paid into a RERA-supervised escrow account.

Is it freehold, and do I need residency?

Yes, all nationalities can buy here on a freehold basis, and you do not need UAE residency. The off-plan sale is entered in the Dubai Land Department's interim register through the Oqood system; the title deed is issued after completion, final registration and once the contract's obligations are met.

Can I buy from abroad?

Often, yes. Viewings and many steps can be arranged remotely; whether you need a power of attorney or a visit depends on the purchase and the developer's requirements. NOWAD advises in English, Arabic, French, German, Turkish and Armenian.

Is there a metro or a mall?

Emaar plans a large shopping and dining centre inside the community; it has not named it or given a date yet.4 No metro line to The Heights has been announced; the nearest existing station is Expo on the Red Line, about 10 minutes by car by Emaar's estimate.8

Are there townhouses as well as villas?

Emaar's July 2026 fact sheet listed townhouses from AED 2.49M with 3 bedrooms. On 4 October 2026 its public pages list villas only: Salva, Serro and Serro 2, each from AED 6M. Ask us and we check with Emaar whether townhouses are still offered.
